Real Estate Survey by Procon Indah

Survey conducted by PT Procon Indah said that up to second quarter of 2008, there has been 41,188 hectare of land in Jabotabek (Jakarta, Bogor, Tangerang and Bekasi) planned to be the residential area. And 15,578 hectare have been developed and in sale. This mean 0.4% raise compare to the previous quarter.

The survey took sample of 44 big real estate developers representing 62% of all the projects in Jabotabek.

In the end of June 2008, 1,882 house units were offered and add in the cumulative supply to 336,489 units. This means 0.6% raise compare to previous period.

Associate Director of Procon Indah, Utami Prastiani explained, “In second quarter of 2008, sales level of house unit was around 82 percent. The highest sales were performed in Bogor, around 93 percent. This mean 60,453 of house units are still available in Jabotabek.”

To boost up their sales, real estate developers have been launching marketing gimmick and new strategy. They have been also upgrading their service and facilities like school, shopping center, and better access (near to toll way exit).

Some also develop new concept for their next clusters. They build unique style of buildings, provide more open and green space as well as apply e-living concept.

63 percent of new cluster aims middle-low segment.
